Home Selling Process With the Bonafede Team

Selling a home involves a series of steps aimed at maximizing returns and ensuring a smooth transaction. The process begins with thoroughly evaluating market conditions to decide whether it’s favorable to sell, considering factors like local economic conditions, interest rates, and housing inventory. We will also help set a competitive asking price, typically determined through a comparative market analysis (CMA), which assesses recent sales of similar properties in the area. 

Next, we are going to prepare your home for sale. This involves addressing necessary repairs and cosmetic upgrades in order to make your home sell for the highest price. Don’t worry about that cost coming out of your pocket. With the Bonafede Team, we cover the costs of repairs and remodels on the front end with 0% interest due at the close of escrow. We are full project managers. From start to finish, you can relax knowing my licensed team of interior designers, contractors, and gardeners are making your home look immaculate. Speaking of making your home look presentable, we also pay for the cost of staging and photos! This comes out of our pockets, as we want to make sure the first impression is the best impression! 

Once we receive our high quality photos and videos, we proceed to listing the home on the Multiple Listing Service (MLS) and other real estate platforms with detailed descriptions is essential, coupled with organizing open houses and showings to attract potential buyers. When offers come in, we  review them based on price, contingencies, buyer financial qualifications, and closing timelines. Skilled negotiation is critical to secure favorable terms at the highest price.

While some agents wait for inspections to be paid by potential buyers, we do the work on the front end. The Bay Area market is unique for its commonality of homes receiving non-contingent offers. We want to allow buyers to put in those offers by giving them all of the home information before submitting. Once an offer is accepted, the home goes under contract, initiating the closing process. A title search ensures the title is clear, and funds and documents are managed through escrow. The final paperwork, including the deed and transfer of title, is completed with the guidance of closing agents or attorneys. On closing day, both parties sign the final documents, and the keys are handed over to the new owner.
